About Cambridge

Living in Cambridge, Ontario

Cambridge was formed in 1973, when Galt, Preston, Hespeler and the village of Blair came together as one city. Each part still has its own character, from Galt's historic stone buildings along the Grand River to Hespeler Village in the north end.

With Highway 401 running through the city, Cambridge is popular with commuters heading toward the GTA, Guelph or London, and with families looking for more space than they'd find closer to Toronto. It's also my home base, so I know these streets well.

  • Part of Waterloo Region
  • On the Grand and Speed rivers
  • Direct access to Highway 401
  • Galt, Preston & Hespeler

Cambridge Neighbourhoods at a Glance

A quick look at the main areas of Cambridge. Every street is different, so ask me about the ones you're considering.

  • Galt

The historic downtown core along the Grand River, with older homes, newer condos and the Gaslight District.

  • Preston

A walkable community where the Speed River meets the Grand, with a mix of older homes and quiet streets.

  • Hespeler

The north end near Highway 401, from Hespeler Village to newer family subdivisions.

  • East & West Galt

Established neighbourhoods on both sides of the river, popular with families.

Local Market Guide

Cambridge Real Estate: What I Tell Buyers, Sellers and Landlords

Almost every week someone asks me whether now is a good time to get into Cambridge real estate. My honest answer is that it depends less on the headlines and more on your plans, your budget and the part of the city you like, because the Cambridge real estate market behaves differently in Galt, Preston and Hespeler.

Buying Cambridge real estate

I pull recent sales for the exact streets you are interested in, not city-wide averages. Get pre-approved first, budget for land transfer tax and legal fees, and make your offer conditional on a home inspection, especially on older homes near the river.

Selling Cambridge real estate

Homes that sell well here are priced off real comparables, look clean in photos and are easy to book for showings. A free home valuation shows you a realistic price range before you spend money on repairs.

Renting and investing in Cambridge real estate

Highway 401 and local employers keep rental demand steady. If you are buying a rental, make sure any basement unit is legal and permitted before you count on that income, and use Ontario’s Standard Form of Lease when you lease it out.

Why a local Cambridge real estate agent helps

Cambridge real estate moves street by street. Working from an office on Hespeler Road, I see which areas draw multiple offers and which ones sit, and I can explain every step in English, Punjabi, Hindi or Urdu.

Moving to Cambridge

Moving to Cambridge: A Practical Guide to Cambridge Real Estate

Whether you are new to the area or just moving across town, these are the things my clients ask about most once they start looking seriously at Cambridge real estate. Use it as a starting point, and reach out when you want details on a specific street or home.

Schools in Cambridge

Public schools in Cambridge are run by the Waterloo Region District School Board, and Catholic schools by the Waterloo Catholic District School Board. French-language schools are offered through Conseil scolaire Viamonde and Conseil scolaire catholique MonAvenir. Boundaries can change, so always check the board’s school locator for a specific address before your offer goes firm. If schools are your top priority, tell me early and I will search Cambridge real estate listings by catchment instead of by neighbourhood name.

Getting around Cambridge

Grand River Transit (GRT) runs buses across the city and connects with the ION light rail in Kitchener. Highway 401 cuts right through Cambridge, with Highway 8 and Highway 24 close by. Many of my buyers commute to Kitchener-Waterloo, Guelph, Milton or Mississauga, so I like to check rush-hour drive times from a home before you commit. Easy 401 access is one of the things that keeps Cambridge real estate in demand.

Healthcare

Cambridge Memorial Hospital serves the city, and Grand River Hospital and St. Mary’s General Hospital in Kitchener are a short drive away. If you are moving from outside the region, register with Health Care Connect early so you can start the search for a local family doctor.

Parks, trails and things to do

Cambridge is a river city. The Grand River runs through Galt and the Speed River through Preston and Hespeler, with trails along both. Riverside Park, the Cambridge Farmers’ Market in downtown Galt and the Hamilton Family Theatre are local favourites. For many families, being close to green space is a big reason they choose Cambridge real estate over a bigger city.

Property taxes and utilities

Your property tax bill combines city, Region of Waterloo and education portions, all based on your home’s MPAC assessment. Water and wastewater are billed separately from hydro and gas. Ask me for the latest tax amount on any listing so you can build it into your monthly budget, not just your mortgage payment.

Home types and what to check

Cambridge real estate ranges from century stone homes in Galt to post-war bungalows in Preston and newer subdivisions in Hespeler and the east end. Older homes can hide knob-and-tube wiring, old plumbing or damp basements, so a good home inspection is worth every dollar. Newer homes may still be covered by the Tarion new home warranty, which you can look up on the Tarion website.

Cambridge real estate costs to plan for

On top of your down payment, set money aside for Ontario land transfer tax, legal fees and title insurance, a home inspection, tax and utility adjustments on closing, and moving. First-time buyers can get a land transfer tax refund of up to $4,000. My land transfer tax calculator shows the exact number for your price.

A simple timeline for selling Cambridge real estate

Most of my sellers follow the same path: a free valuation and walk-through, a few weeks of small repairs and staging, professional photos, then launch. Next come showings, offers and conditions, and finally closing, usually 30 to 90 days after an offer is accepted. Planning backwards from your ideal closing date makes the whole move calmer.

Cambridge FAQ

Cambridge Real Estate Questions, Answered

Answers to the questions I hear most about buying, selling and renting in Cambridge. Have a different one? Just ask.

Is Cambridge a good place to buy a home?

Many buyers choose Cambridge for its mix of older character homes and newer subdivisions, its access to Highway 401, and its location within Waterloo Region. The right neighbourhood depends on your budget, commute and lifestyle, and I'm happy to help you compare.

What types of homes are for sale in Cambridge?

You'll find detached homes, semi-detached homes, freehold and condo townhouses, condo apartments and new builds, with older homes concentrated around the historic cores of Galt, Preston and Hespeler.

What are the main areas of Cambridge?

Cambridge is made up of the former towns of Galt, Preston and Hespeler, plus the village of Blair. Galt is the largest and includes the historic downtown on the Grand River; Preston sits near the meeting of the Grand and Speed rivers; Hespeler is in the north end near Highway 401. Each has its own mix of older homes and newer subdivisions, so Cambridge real estate prices can vary a lot between them.

How long is the drive from Cambridge to Toronto?

Cambridge is about an hour west of Toronto on Highway 401 outside of rush hour, and often longer at peak times. Many commuters work in Milton, Mississauga or the western GTA instead, which shortens the drive. Test your real commute before you buy.

Does Cambridge have a GO train station?

Cambridge does not have its own GO train station today. GO bus routes connect the city with the wider GO network, and many commuters drive to stations in nearby cities. Grand River Transit buses connect with the ION light rail in Kitchener.

Is the ION light rail coming to Cambridge?

The Region of Waterloo has long-term plans to extend ION into Cambridge. Timing depends on approvals and funding, so I would not buy a home based on a future station alone, but it is worth keeping in mind for long-term Cambridge real estate values.

Are there new construction homes in Cambridge?

Yes. New subdivisions and townhouse projects are being built on the edges of the city, especially in the east end and around Hespeler. If you buy new from a builder, ask about the Tarion warranty and the new GST/HST rebates in my home buyer programs guide.

Is Cambridge real estate a good investment for rentals?

Steady demand from commuters and local employers helps, but returns depend on the price, the condition of the home and whether any extra unit is legal. I will help you run realistic numbers before you buy, including rent, vacancy and maintenance.

How much are closing costs when buying in Cambridge?

Plan for Ontario land transfer tax, legal fees and title insurance, a home inspection, adjustments and moving. Many buyers budget 1.5% to 4% of the price. Cambridge has no municipal land transfer tax, unlike Toronto.

Is the Cambridge real estate market a buyer’s or a seller’s market right now?

It changes, sometimes month to month, and it can differ between Galt, Preston and Hespeler. I will send you current numbers for the area and price range you are watching, which tells you far more than a city-wide headline.

Can I buy a Cambridge home with a basement apartment?

Yes, and plenty of buyers do it to help with the mortgage. Ask for proof that the unit was permitted, or have it checked, because an unpermitted unit can affect your insurance, your financing and your tenants’ safety.

How long does it take to sell a house in Cambridge?

It depends on price, condition and the season. A well-priced, well-presented home can sell quickly, while one priced above recent sales tends to sit. When we price your home, I will show you the average days on market for similar Cambridge real estate.

How do I find out what my Cambridge home is worth?

I'll prepare a free, no-obligation home valuation based on recent sales near you, what's competing on the market right now, and your home's features. Request yours here.

Do you help with rentals in Cambridge?

Yes. I help tenants find rentals and help landlords lease their properties, including using Ontario's Standard Lease and following the deposit rules.

How do I get started?

Get a mortgage pre-approval, think about the areas and type of home you want, and send me a message. I will set up a search and walk you through Cambridge real estate step by step. I work in English, Punjabi, Hindi and Urdu, so ask in whichever language you prefer.
