How I Price
Online estimates can't see your upgrades, your street or what sold last month. I price homes the way buyers and appraisers look at them.
What similar homes in your neighbourhood actually sold for, not just what they were listed at.
What's for sale right now, how quickly it's selling, and where your home fits in.
Lot, layout, upgrades, condition and location. The things an online estimate misses.
Your free evaluation includes:
Selling Steps
From our first conversation to closing day, here's the path, including the two moments where things can change direction.
We walk through your home, review recent sales nearby and agree on a pricing strategy.
Small repairs, decluttering and staging advice so your home looks its best in photos and showings.
Professional photos and a detailed listing on MLS® and REALTOR.ca, backed by online marketing.
Buyers tour your home. I share feedback after showings so we can adjust quickly if needed.
I explain every offer: price, deposit, conditions and closing date, and negotiate on your behalf.
The buyer arranges financing, an inspection or other conditions within the agreed number of days.
Conditions are removed, the sign says SOLD, and both lawyers start the closing paperwork.
Your lawyer pays out your mortgage and sends you the rest of the proceeds. You hand over the keys.
Marketing Plan
More buyers through the door usually means stronger offers. Here's what's included when you list with me.
Bright, wide-angle photos that make your home stand out in the first scroll.
Your home goes on MLS® and shows up on REALTOR.ca, where most buyers start looking.
Targeted posts and ads that reach local buyers on Facebook, Instagram and more.
Organized private showings and open houses, with feedback shared after each one.
I talk with buyers and their families in English, Punjabi, Hindi and Urdu, which helps your home reach more of Waterloo Region's buyers.
Prep Checklist
You don't need a renovation to sell well. These low-cost steps make the biggest difference in photos and showings.
Pack away extra furniture, family photos and collections so buyers can picture themselves living there.
Kitchens, bathrooms, windows and floors. Clean homes photograph and show better.
Leaky taps, sticking doors, burnt-out bulbs and loose handles.
Touch up scuffs and repaint bold walls in neutral colours.
Tidy the lawn and garden, clear the walkway and make the front door inviting.
Open the blinds, use brighter bulbs and clean the light fixtures.
Property tax, utility bills, warranties and any renovation permits.
Have a quick routine to tidy up and step out, including a plan for pets.
Selling Costs
Knowing your costs up front helps you plan your next move. Here's what to budget for, and one cost you don't pay.
Agreed in writing in your listing agreement and negotiable in Ontario. HST applies to commission. It's usually paid from the sale proceeds at closing.
Your real estate lawyer handles the paperwork, pays out your mortgage and sends you your proceeds.
Paying off your mortgage early can trigger a prepayment penalty. Ask your lender for a payout statement early.
If you've prepaid property tax past closing, the buyer pays you back. If not, it's deducted.
Optional, but often worth it. We'll focus only on what helps your sale price.
Movers, storage and any overlap if you're also buying your next home.
Selling your principal residence is generally tax-free in Canada. Rentals and investment properties may owe tax, so check with your accountant.

Local Selling Tips
Every market has its quirks. These are the local details that make the biggest difference when selling your home in Cambridge, Kitchener, Waterloo and the towns around them.
Region-wide averages hide big differences between neighbourhoods. When selling your home, the comparables that matter are recent sales of similar homes within a few streets. Start with a free home valuation and I will show you exactly which sales I used.
Spring usually brings the most buyers, but fall and winter often mean less competition from other sellers. If you are buying at the same time, we will plan both moves so your closing dates line up.
Fresh paint, good lighting, a tidy yard and fixing obvious problems usually pay for themselves. Big renovations right before listing usually do not. I will tell you honestly what is worth doing.
The deposit, conditions and closing date matter as much as the number at the top. My guide to OREA clauses and contract terms explains what a financing or inspection condition really means for you as a seller.
If tenants live in the property, Ontario’s rules on notice and entry still apply while you are selling your home, and a buyer who wants to move in has to follow the Landlord and Tenant Board process. My guide to renting in Ontario covers the basics.
Commission, legal fees, any mortgage discharge fee or penalty, and moving are the main costs. If the property was not your principal residence, speak with your accountant about capital gains before you sign.
Avoid Surprises
The first two weeks bring the most attention. Pricing too high means missing those buyers, and price drops later can make buyers wonder what is wrong.
Buyers notice dripping taps, burnt-out bulbs and sticky doors, and they tend to assume bigger problems. Fixing small things is cheap and pays off when selling your home.
Most buyers see your home online first. Professional photos, good lighting and a floor plan make a real difference.
The easier your home is to see, the more buyers will see it. Be as flexible as you can during the first couple of weeks.
If you are also buying, plan both closings together so you are not paying two mortgages or scrambling for a place to stay.
Commission, legal fees, any mortgage penalty and moving all come out of the sale price. Ask me for a net proceeds estimate before you list.
Seller FAQ
Quick answers about selling your home in Ontario. Have a different question? Just ask.
It depends on recent sales nearby, what's competing with your home right now, and your home's size, condition and upgrades. Online estimates are a starting point, but they can't see inside your home. I'll prepare a free evaluation based on real comparable sales.
It depends on price, condition and the market at the time. Some homes sell within days, others take several weeks. Pricing it right from day one is the biggest thing we can control.
Selling first means you know your exact budget, but you'll need somewhere to go. Buying first secures your next home, but you could carry two mortgages for a while. We can line up closing dates, and your lender can tell you about bridge financing.
Not always. Many homes sell well after decluttering, cleaning and a few small fixes. If your home is empty or dated, staging a few key rooms can help it show better online and in person.
Commission is negotiable and agreed in writing in your listing agreement before your home goes on the market. It's usually paid from the sale proceeds at closing, so you don't pay it out of pocket up front.
I'll walk you through each one: price, deposit, conditions and closing date. You can accept one, sign one back, or ask buyers to improve their offers. The highest price isn't always the strongest offer.
Sellers must not hide known problems that are not easy to see, and anything you say about the home must be true. Talk to your lawyer if you are unsure.
Yes. The tenancy continues unless the buyer wants to move in and gives proper notice. See my renting in Ontario guide.
