Glossary

Real Estate Terms, Explained Simply

Hearing a word you don't know? Search below for plain-English definitions of common Ontario real estate terms.

Amortization
The total time it takes to pay off your mortgage, often 25 years. A longer amortization lowers your monthly payment but means more interest overall.
Bridge Financing
A short-term loan that lets you use the equity in the home you're selling to buy your next home before your sale closes.
Closing Adjustments
Amounts settled between buyer and seller on closing day, such as property taxes or utilities the seller has already prepaid.
Closing Date
The day ownership officially transfers, the money changes hands and the buyer gets the keys.
Comparative Market Analysis (CMA)
A report comparing your home to similar homes that recently sold or are for sale nearby, used to estimate its market value.
Conditional Offer
An offer that depends on certain things happening by a set date, such as the buyer getting financing or a satisfactory home inspection.
Deposit
Money the buyer provides with an accepted offer to show good faith. It's held in trust and goes toward the purchase price at closing.
Firm Offer
An offer with no conditions left. Once it's firm, both buyer and seller are committed to completing the sale.
Land Transfer Tax
A provincial tax the buyer pays when a property changes hands in Ontario. Eligible first-time buyers can get a refund of up to $4,000.
MLS®
The Multiple Listing Service®, a database of properties listed for sale by REALTORS®. Many listings also appear on REALTOR.ca.
Mortgage Default Insurance
Insurance that protects the lender if a borrower can't pay. It's required in Canada when your down payment is less than 20%.
Pre-Approval
A lender's review of your income, credit and debts that tells you how much you can borrow and usually holds a rate for a set time.
Sign-Back
A counter-offer. Instead of accepting or rejecting an offer, the other side changes some terms and sends it back.
Standard Form of Lease
The government lease form that most residential rentals in Ontario must use. It explains rent, deposits, utilities and other rules.
Status Certificate
A package from a condo corporation showing its finances, reserve fund, rules and any legal issues. Buyers often have a lawyer review it before firming up.
Tarion Warranty
Ontario's new home warranty program. Builders must be registered, and new homes come with warranty coverage for certain defects.
Title Insurance
Insurance that protects you against problems with the property's title, such as fraud, liens or survey issues.
