Why language matters

Why Work with a Punjabi Real Estate Agent?

Buying or selling a home is one of the biggest money decisions most families make. The forms are long, the wording is legal, and the timelines are tight. Many of my clients speak English well, but they tell me it is a relief to have every clause explained in Punjabi, Hindi or Urdu, especially when parents or other relatives are part of the decision. That is the reason I built my practice this way. As a Punjabi real estate agent in Cambridge, I make sure everyone at the table understands what they are signing.

Hello! I can help you in English too.

How I Help in Punjabi, Hindi, Urdu and English

Punjabi real estate agent Jeewan Sidhu helps in Punjabi, Hindi, Urdu and English
What working with a Punjabi real estate agent looks like in practice.

Language is about more than translation. It is about being able to ask the "small" questions without feeling awkward, and getting a straight answer. When you work with me, you can expect:

  • Every document explained: the Agreement of Purchase and Sale, the buyer representation agreement, conditions, deposits and closing dates, in plain words.
  • Family included: parents, spouses and relatives can join showings or a call and ask questions in their own language.
  • Clear numbers: down payment, land transfer tax, legal fees and monthly costs laid out before you commit.
  • Honest advice: if a home is overpriced or has issues, I tell you, even if it means we keep looking.
  • Fast replies: call, text or WhatsApp, and I usually reply the same day, including evenings and weekends when most families have time to talk things over together.

I'm a REALTOR® with HomeLife Miracle Realty Ltd., Brokerage, and I hold the Accredited Buyer's Representative (ABR®) designation, which focuses on representing buyers well. My office is at 450 Hespeler Road in Cambridge.

How to Choose a Punjabi Real Estate Agent

Speaking the same language is a great start, but it should not be the only reason you hire someone. Whoever you choose, a good Punjabi real estate agent should also be licensed, local and clear about how they work. Here is what I suggest checking:

  • Registration: every agent in Ontario must be registered with RECO, the Real Estate Council of Ontario. You can look anyone up on the RECO website.
  • Local knowledge: ask what they know about the specific neighbourhoods you are considering, and how recent sales there compare with asking prices.
  • Clear agreements: a good Punjabi real estate agent explains the representation agreement and commission before you sign, not after.
  • Honest feedback: you want someone who will tell you when a home is overpriced or has a problem.
  • Availability: homes can sell quickly, so ask how fast they usually reply and who covers when they are away.

I'm happy to answer all of these on a first call, with no obligation. If we are a good fit, great. If not, you will still walk away knowing more about the market.

Buying a Home with a Punjabi Real Estate Agent

Steps to buying a home in Ontario explained by a Punjabi real estate agent
The main stages of buying a home in Ontario.

Here is how buying works when you work with me as your Punjabi real estate agent, from the first call to the day you get your keys.

Step 1: Budget and pre-approval

We start with what you can comfortably afford, not just what a bank will lend. I'll explain the minimum down payment rules, mortgage default insurance and closing costs, and point you to programs that may help, like the FHSA and the RRSP Home Buyers' Plan. My home buyer programs page covers these, and my land transfer tax calculator shows the tax on any price.

Step 2: Searching and showings

I set up alerts so new listings reach you the day they come out, and we book showings around your work and family schedule. At each home, I point out what matters: the age of the roof and furnace, signs of water, the street and the neighbours' homes.

Step 3: The offer

Before you make an offer, I pull recent sold prices for similar homes so you know what the home is really worth. Then we go through the offer clause by clause in your language: price, deposit, conditions for financing and inspection, and the closing date. My guide to OREA clauses and terms explains the common wording.

Step 4: Lawyer, closing and keys

Once the deal is firm, your real estate lawyer handles the title search, the land transfer tax and the transfer of funds. I stay involved through the final walk-through and closing day, and I'm still a phone call away after you move in.

If this is your first home, my first-time home buyer checklist puts every step in order.

Homes for Larger and Extended Families

Some of the families I work with want room for parents or grandparents, or a separate space for an adult child. Others want a basement unit to rent out and help pay the mortgage. Both are possible, but the details matter. A basement apartment is only legal if it meets building and fire codes and city rules, and that affects your insurance, your rental income and what the home is worth when you sell. When we look at a home with an existing unit, I ask the seller whether it was built with permits before you make an offer.

If you need space, browse the houses for sale in Cambridge with 4 or more bedrooms, or compare Kitchener Waterloo homes for sale, where newer subdivisions often have larger layouts.

Other things larger households often ask a Punjabi real estate agent about include a main-floor bedroom or full bathroom for older parents, a double garage and wider driveway for more cars, and a kitchen big enough to cook for a crowd. Tell me what your family needs day to day, and I will filter out homes that look good online but would not work in real life. That saves you weekends of showings that go nowhere.

New to Canada? Here Is What to Know

If you have recently moved to Canada, buying a home can feel confusing because the system may be very different from what you know. A Punjabi real estate agent who has helped other newcomers can save you a lot of confusion. A few points I usually explain early:

  • Identity checks: Canadian law requires real estate professionals to verify your identity, so I will ask for government photo ID.
  • Credit history: some lenders offer programs for newcomers with a short Canadian credit history. A mortgage specialist can tell you what you qualify for.
  • Residency rules: extra federal and provincial rules can apply to buyers who are not yet permanent residents or citizens. These rules change, so we confirm your situation with a real estate lawyer before you make an offer.
  • Renting first: many newcomers rent for a while to learn the area. I can help you find a rental too.

The Government of Canada's home buying guide is a good place to read about mortgages and costs in more detail.

New Construction and Investing

Buying a new build

New subdivisions in Cambridge, Kitchener, Waterloo and Woodstock attract many buyers who want a brand-new home. A builder's agreement is very different from a resale offer. It can include extra closing charges, delayed closing clauses and specific deposit schedules. As your Punjabi real estate agent, I read the agreement with you and explain each clause, and I always recommend a lawyer review it during the cooling-off period before you are locked in.

Buying an investment property

Some clients buy a second property to rent out, often a condo or a house with a legal second unit. Before you buy, we look at realistic rents, vacancy, property tax, insurance, condo fees if any, and the rules for landlords in Ontario. Rental income can help, but it should still work on paper if rates or rents change.

Selling Your Home with a Punjabi Real Estate Agent

When you sell with a Punjabi real estate agent who knows the local market, nothing is rushed. I explain the listing agreement, the commission, the marketing plan and every offer in your language, so you can decide with your family. We start with a free home valuation based on recent sales near you, then talk about small repairs and staging that are worth doing and the ones that are not. My guide to selling your home covers pricing, preparation and costs.

Renting and Landlords

As a Punjabi real estate agent, I also help tenants find rentals and help landlords lease their homes. In Ontario, most residential tenancies must use the Standard Lease, and there are rules about deposits, rent increases and ending a tenancy. My renting in Ontario guide and rentals page explain the basics, and I'm happy to walk you through them in Punjabi, Hindi or Urdu.
