Condo buying guide
I'm Jeewan Sidhu, a REALTOR® with HomeLife Miracle Realty in Cambridge. A condo can be a smart way to own your first home, downsize from a house or buy a rental property, but buying one is different from buying a house. You are not only buying a unit, you are joining a corporation with its own budget, rules and repair plans. This guide explains what to look at so the condos for sale in Cambridge you shortlist are good buys, not just good photos.
"Condo" describes how a property is owned, not what it looks like. In Ontario, a condominium is a property where you own your unit and share ownership of the common elements with the other owners. That means condos for sale in Cambridge come in several shapes.

These are units in a low-rise or high-rise building. They usually have the lowest price in the market, and you never shovel snow or cut grass. You give up some space and privacy, and you will pay a monthly fee. Parking and a storage locker may be included, or sold separately, so check the listing and the status certificate.
A condo townhouse looks like a regular townhouse, but it sits in a complex run by a condo corporation. You get more room than an apartment, often a small yard or patio and your own entrance. The monthly fee usually covers exterior work such as roofs, windows, snow removal and landscaping, depending on the corporation.
A freehold townhouse has no condo corporation at all, so there is no monthly fee and you look after everything yourself. A common element condo is a freehold house tied to a shared private road or amenity, usually with a small monthly fee. Both often show up when buyers search for condos for sale in Cambridge, so it helps to know the difference.
Condo choices are spread across the city, and each area has a different feel:
Use the searches above to see which condos for sale in Cambridge are listed in each part of the city today, then I can tell you what I know about a specific building.
Location inside the city matters for resale too. Units within walking distance of the river trails, transit and groceries tend to hold their appeal, while a unit that backs onto a busy road or a loading area may take longer to sell later. I keep that in mind when we compare options, because the condo you buy today is also the condo you will sell one day.

The monthly condo fee is the number buyers ask about most. It pays for running and maintaining the shared parts of the property and for saving toward future repairs. A lower fee is not always better. A building with very low fees and a thin reserve fund may need a large special assessment later, while a fair fee in a well-run building can save you money over time.
When you compare condos for sale in Cambridge, look at the fee together with what it includes. A unit with heat and water included may cost less overall than a unit with a lower fee where you pay every utility yourself. Your lender will also count the fee when it decides how much you can borrow, so it affects your budget directly.
Tip: remember to budget for your own condo unit insurance. The corporation insures the building, but your belongings, upgrades and personal liability are your responsibility.
Every offer on a resale condo in Ontario should give you time to review the status certificate. It is a package from the condo corporation that includes the budget, the reserve fund study summary, the rules and any legal or financial issues. The corporation must provide it within 10 days of the request, and the fee is set by regulation. I usually make our offer conditional on a lawyer reviewing it, which gives you a way out if something serious turns up.

You can learn more about owner rights and the rules condo corporations must follow from the Condominium Authority of Ontario. If any of the offer wording is new to you, my guide to OREA clauses and terms explains the common ones in plain language.
Photos show the unit at its best. When we tour condos for sale in Cambridge together, these are the things I look at that most buyers miss:
Most condos for sale in Cambridge are resale units, but new projects do come up, especially downtown. A pre-construction condo lets you pick finishes and gives you a new-home warranty through Tarion, but closing can be years away, final costs can include extra charges, and you can't see the finished unit before you commit. In Ontario you usually have a 10-day cooling-off period after signing for a new condo, which is a good time to have a lawyer read the agreement.
A resale condo is ready now. You can see the actual unit, talk to neighbours and read the building's history in the status certificate. For most buyers who need to move within a year, resale is simpler. If you are curious about a new project, I'm happy to look at the paperwork with you before you sign anything.
A condo is often the most affordable way to stop renting. The lower price can mean a smaller down payment, and you can start building equity sooner. If you are buying your first home, read my first-time home buyer checklist and the home buyer programs page to see if the FHSA, the RRSP Home Buyers' Plan or the land transfer tax refund can help. You can estimate closing costs with my land transfer tax calculator.
Many of my clients who are selling a family house in Cambridge move into a condo so they can lock the door and travel without worrying about snow or yard work. If that is you, start with a free home valuation so you know what your current house is worth, then we can look at condos for sale in Cambridge that fit the lifestyle you want next.
Condos near Hespeler Road and the north end put you minutes from Highway 401, which is handy if you work in Guelph, Milton, Kitchener or the GTA. Less maintenance means more time for everything else. Ask me which condos for sale in Cambridge are closest to the on-ramp you use most.
Some buyers look at condos for sale in Cambridge as investments. Before you buy one to rent out, check that the corporation allows leasing, what its rules say about short-term rentals, and what similar units actually rent for. Remember that the condo fee, property tax and your mortgage all come out of the rent, and most tenancies in Ontario must use the Standard Lease. My renting in Ontario guide covers the rules landlords need to know.

Condo FAQ
Short answers to the questions condo buyers ask me most. Have a different one? Just ask.
They can be. A condo usually has a lower price than a house, so you may need a smaller down payment, and maintenance is handled by the corporation. The key is choosing a well-run building with healthy finances, which is why we review the status certificate before you firm up.
Fees vary a lot by building, unit size and what is included. Some include heat or water and some do not. Each listing shows the current fee, and we confirm it and any planned increases in the status certificate.
It is a package from the condo corporation with its budget, reserve fund information, rules and any legal or financial issues. In Ontario, the corporation must provide it within 10 days of a request. I recommend having a lawyer review it before you firm up.
With a condo townhouse, a corporation manages shared parts and you pay a monthly fee. With a freehold townhouse, you own the house and land and handle all maintenance yourself, with no condo fee.
Usually yes, but every corporation has its own rules. Some limit short-term rentals or require tenants to follow building rules. We check the declaration and rules before you buy.
Many do, but not all. Some units come with an owned parking spot and storage locker, some lease them from the corporation and some have none. The listing and the status certificate tell us exactly what you are buying.
Yes. Condos are taxed the same way as houses in Ontario, and Cambridge has no extra municipal land transfer tax. First-time buyers may get a refund of up to $4,000.
Yes. The First Home Savings Account and the RRSP Home Buyers' Plan can be used toward a condo the same way as a house, as long as you qualify and it will be your home. My home buyer programs page explains the rules.
